The Trustees and I want to wish everyone in our Community a very "HEALTHY AND HAPPY NEW YEAR".

Another year gone by. I hope everyone is thinking of something good to happen with the start of this corning one. I also wonder if you will follow your New Years Resolutions. Somehow I know I probably won't. But I'll try. I'm hoping all of us, including the skeptics, will have some tolerance with the way things are being done and some faith in all of the many projects the Trustees are trying to accomplish. I have to remind you it is in no wayan easy task.

In the recent news flashes, it appears the Banks, Insurance Companies, Brokerage Firms, the Auto industry, some states are on the verge of bankruptcy. Why? It's because they really don't know how, or don't care, to be fiscally responsible. Solvency is the Trustees motto by keeping our expenses down, getting bids, going over every detail of our expenses, cutting here, cutting there, all being done on your behalf. Even our Municipality is cutting services and help. All the bids for the busses, our insurance paving, roofing, siding, landscaping, other repairs, all done by diligently discussing with the Contractors they must sharpen their pencils if they wish to d0 business with us. The Trustees, because of their fiduciary responsibilities, have done their job well by NOT increasing our Maintenance fee. I think you should thank them! It is so easy to spend and so, so hard to keep our expenses down.

I recently received a call from a reporter from the Asbury Park Press. She stated she received a letter from someone who lives in CBCA regarding our bus service. She wanted to get information from me regarding the bus service. The first answer from me was that the service we provide is just a service, nothing more. We, the Trustees, have no obligation whatsoever to provide that service. Nowhere in our By-laws or our deed or our rules and regulations is stated that the bus service is the CBCA's responsibility. Further more, the prior bus contracts from the beginning of its inception were passed illegally without any open meetings and especially with no competitive bids. This present Board reviewed the situation and found that we weren't getting the services we were paying for by the prior Bus Company as that bus was idle for approximately three hours of down time each day. That down time cost our community approximately forty to fifty thousand dollars per year. Had we continued with that contract I am almost positive the Trustees would have had to raise our maintenance fees. It would be stupidity on the Trustee's part if we did not address this problem. What the Trustees did was the right thing to do.
